“Do I really need to do marketing?” “Does marketing really work?” I hear these questions all the time, and I want to pull my hair out. But I calmly answer, “Yes, you do have to do some marketing and advertising, and yes, it really works.”
Now I do know a couple of wildly successful realtors who don’t do much marketing these days, aside from some blog posts, a weekly newsletter, and “just sold” flyers. But they became successful by marketing the hell out of themselves early on and working their asses off for a few years to build up a massive referral network.
They now focus more on networking and referrals than traditional marketing, but not everyone has that kind of network built up or will end up being that successful (although I hope you will be).
If you want to reach that level of success, you’re still back to square one: you first have to market and hustle your ass off.
But here’s the skinny on real estate marketing:
You don’t need to market yourself on every social media platform, advertise on every media outlet in your city, send out flyers, do real estate farming in various areas, buy geo-targeted ads, buy Google Ads, Facebook ads, Twitter (X) ads, create lead magnets on your website to build an email list, publish blogs every day, or network and set meetings constantly.
Phew, that is a lot of marketing everybody’s told you to do!
The secret is that while you don’t have to do all of that, you do have to do some of it. Unless someone is going around town introducing you to all the millionaires and billionaires and handing over their list of home buyers and sellers to you, you will have to drum up business one way or another.
So, pick one social media platform to use and grow on (or two if you’re ambitious with lots of time, or have an assistant or marketing person). Then choose a direct marketing option that you’re comfortable with, both time-wise and budget-wise.

While there are many options to market yourself, you don’t have to do them all. I recommend a balanced approach:
Once you have these basics in place, focus on networking, setting meetings, getting involved in your community, and calling warm and cold leads.
Marketing doesn’t have to be scary or complicated, but you should implement some marketing and advertising strategies if you want to build your real estate business and career.
Remember, you’re up against a lot of competition, and you really do have to stand out.
Don’t get me wrong, if you have the budget, time and want to do more marketing, by all means, knock your socks off. Buy ads all over the place, post on lots of social media, and produce content like a rock star.
This article was just to let you know that you don’t have to overwhelm yourself and break the bank to do some marketing and get your name and face out there.
So, pick your poison, think through your plan, figure out your budget, and start marketing yourself. Don’t stop hustling until you’ve got a couple million in the bank, then take a deep breath, and double your efforts.
