How to Use User-Generated Content for Real Estate Marketing

Prove Your Worth in a Skeptical Market: Authentic Client Content is Your Secret Weapon

Look, I know you provide a valuable service. You know you provide a valuable service. Some previous home buyers and sellers know you provide a valuable service. But let’s face it — post-NAR settlement, most people are now questioning it. They’re not sure if you’re worth your commission anymore. So instead of getting upset about it, let’s just go with it and overcome it.

The solution? User-generated content. It’s not just a buzzword — it’s your ticket to showing, not telling, your value in this new landscape. Let’s dive into how you can use real client experiences to prove your worth and stand out in a market where everyone’s questioning your role.

The Power of Authentic User-Generated Content

User-generated content is gold in today’s marketing landscape. It’s authentic, relatable, and builds trust with your audience. Here are some ways to incorporate UGC into your real estate marketing:

  1. Film house tours with enthusiastic clients
  2. Record conversations about neighborhoods, schools, and local amenities
  3. Capture Q&A sessions with clients
  4. Encourage clients to film and share their experiences and let you repost it.

Remember, the key is authenticity. As one realtor put it, “Try not to use scripted videos for this kind of content, and don’t try to fake it, you’re not that good of an actor. It needs to be real footage of real conversations and tours.”

Showcasing Your Value in the Post-Settlement Era

We might hate it, but now it’s crucial to demonstrate your worth to potential clients. As one expert notes, “In the Post-Settlement era, you NEED to show, or you HAVE to show your value. You and I both know you provide a valuable service, but you need your clients to know it too.”

User-generated content is an excellent way to showcase your expertise and the value you bring to the table. By sharing real client experiences and interactions, you’re providing tangible proof of your skills and knowledge.

Building a UGC-Focused Marketing Campaign

To maximize the impact of your user-generated content, consider building a full marketing campaign around it. Here are some ideas:

  1. Get clients involved in creating content
  2. Boost posts on social media for wider reach
  3. Incorporate UGC into your email newsletters
  4. Create a video newsletter featuring client interactions and you, providing local information about your city or the neighborhoods you work in.

Getting Creative with Your Content

While authenticity is key, there’s also room for creativity in your UGC strategy. If you’re comfortable in front of the camera and want to add a unique twist to your content, consider this idea I got from an unexpected source:

NOTE: This should be considered an advanced or experimental technique; it’s an example of thinking outside the box. Realtors should consider their specific market and personal brand before implementing such a bold strategy.

BUT, and that’s a capital BUT, it HAS to be done well and creatively, otherwise it will backfire and won’t work.

And, this IS a lot of extra work, BUT it WILL make you stand out if done right.

Copy the James Bond theme and film yourself running from or chasing bad guys, jumping off bridges, racing in a car chase….then the scene cuts to you calmly talking with your clients. Once they leave, you jump back into character and lead the bad guys away from your listing.

I got this idea from Mercedes Benz. Years ago, they had a fun podcast video of a James Bond-like short video highlighting a new car model. It struck me how easy it would be to adapt something like that for real estate marketing and how easy it would be to film it.

Here are a couple more fun, memorable ideas that you could use with an amateur or small crew:

  1. “The Time-Traveling Agent” Concept: Film yourself “traveling through time” to show the history and potential future of a property or neighborhood. Execution: Use simple costume changes and props to represent different eras. For example, start in the present day giving a tour, then “travel” to the past to show the home’s history, and finally to the future to showcase its potential after renovations. Why it works: This combines entertainment with valuable information about property history and potential, which buyers often find intriguing.
  2. “The Real Estate Detective” Concept: Style yourself as a film noir detective, dramatically “investigating” properties to find the perfect match for your clients. Execution: Use black and white filters, exaggerated acting, and voiceovers to create the noir feel. “Investigate” features of the home as if they’re clues, building up to the big reveal of whether it’s the right fit for your clients. Why it works: This adds suspense and humor to the home-buying process, while still highlighting key features of properties.
  3. “Realtor vs. Wild” Concept: Present yourself as an adventurer braving the “wilderness” of the real estate market to find hidden gems for your clients. Execution: Use outdoor gear, exaggerated reactions to property features, and dramatic narration. “Survive” challenges like competitive bidding or tough negotiations. Why it works: This portrays you as a determined agent who will go to great lengths for clients, while adding humor to the often stressful home-buying process.

This approach combines real client interactions with entertaining, fictional elements. It’s a technique that’s been successfully used by big brands, and there’s no reason why savvy realtors can’t adapt it for their own marketing efforts.

Remember to always balance the entertainment factor with professional content. The goal is to create memorable marketing that still effectively showcases properties and your skills as a realtor.

More Ideas for User-Generated Content

Here are a few more ideas that realtors can easily implement with minimal resources:

  1. “Day in the Life” videos: Show clients what a typical day looks like for a realtor
  2. Before and After home tours: Showcase your staging and preparation skills
  3. Client success stories: Film short interviews with satisfied clients about their home buying or selling experience
  4. Local business spotlights: Highlight favorite local businesses in your area to showcase your community knowledge
  5. DIY home improvement tips: Collaborate with clients or local contractors to share simple home improvement ideas

Remember, you don’t need professional equipment or a large crew to create effective user-generated content. Many of these ideas can be filmed using just a smartphone or inexpensive cameras and basic editing software. Or yes, you can hire a local film crew to film it for you. There are lots of small groups dying to get projects like this. They’ll give you a good price.

By incorporating user-generated content into your marketing strategy, you’re not just promoting your services — you’re becoming known and more importantly, your building trust, showcasing your expertise, and creating a more engaging and authentic brand presence in the real estate market.

If you don’t want to do all the work of filming the small movies, just use the User-Generated content in your videos, they will still get lots of traction. And give some serious thought to the Video Newsletter idea.
